Choosing a university is a hugely important decision for every student. Once that decision is made, you are faced with the small matter of arranging somewhere for them to live. As a parent or guardian, you’ll be interested in some of the finer details that, arguably, most students might miss. Here are a few points we think you’ll want to know....

    Types of Accommodation

    The accommodation we offer is either a bedroom in a shared apartment or a self-contained studio.

    All our accommodation has en suite facilities so no sharing of the bathroom required with people you don’t know.

    Fresh understands the essential role accommodation plays in the student experience.

    We offer our tenants a package of fixed price, value for money accommodation, social spaces and events to meet and mix, and the convenience of professional mangers on site. We believe in the vital role our staff play in supporting students and providing a direct, local line of communication between students, university services and Fresh.

    Our buildings are secure by design and incorporate CCTV, and controlled entry systems.

    The safety and security of the students living with is paramount. We provide free contents insurance for additional peace of mind.


  • The Guarantor

    The Guarantor

    We require every student to supply us with details of a Guarantor who will be added to the tenancy agreement. If you are acting as the Guarantor you are equally liable with the student on the tenancy agreement with meeting all the obligations including payment of rent and other charges.

  • The Booking Process

    The Booking Process

    To secure a room a Booking Fee must be paid. We do not refund Booking Fees for cancellations.

    The Booking Fee becomes a damage deposit* at the start of the tenancy. The deposit is registered with TDS to safeguard the return of the deposit at the end of the tenancy. The damage deposit is refunded at the end of the tenancy less any deductions for damage or charges due.

    *At Athena Hall Ipswich £100 of the booking fee is for the provision of Internet which is non-refundable.

  • The Tenancy Agreement

    The Tenancy Agreement

    The Tenancy Agreement that the Student and Guarantor are entering into is a fixed term assured short-hold tenancy. A sample of the tenancy agreement can be found on the Location Page.

    Once the tenancy agreement has been signed the student and guarantor are obligated to pay all the rent for the entire period of the tenancy. The student or the guarantor cannot end the tenancy agreement early.

    Rooms can be booked online and students can choose their exact room and even book rooms in the same flat with groups of friends..

  • Pastoral Care

    Pastoral Care

    Our members of staff are available to provide pastoral support for non-academic problems and direct students to the appropriate services offered by the University or Student Union.

  • What to Bring

    What to Bring

    Each bedroom includes all the furniture a student will need and the kitchens include microwaves. The rest will need to brought by the student. Pots, pans, cutlery, crockery, linen, pillows, duvets and towels should all be on the list – albeit somewhere below the crucial items such as ipods, games consoles and entire wardrobe contents!

  • Maintenance

    Maintenance

    A high proportion of the maintenance we carry out is scheduled and proactive in nature. Should reactive maintenance be required, we are bound to strict adherence with the ANUK Code for Larger Developments which dictates the urgency with which such problems are resolved, so a speedy response is assured. It is worth noting that the majority of our en suite shower pods are accessed from the hallway for maintenance, thus removing the need for access to bedrooms.

  • Students with Disabilities

    Students with Disabilities

    Disabled students are well catered for with a range of accessible rooms dotted around our schemes, all of which are DDA compliant and of course the majority are at ground floor level. All communal facilities are located considerately.
